Rental Property on Shields for Sale
The little house/apartment on the block of Shields Ave between Rosewood and Idlewood has been on the market since January, 2010. The property has seen a series of renters in recent years, but old signage on the alley side of the building indicates that it was once a laudromat (before my time, sorry). The one floor, two bedroom, 1 bath, 972 square foot space has a garage and has come down in price to $164,500. It was built in 1910 and has central air. Although the houses on other side of the street are in the Maymont Elementary School district, this property is zoned for John B. Cary. Impressions?

If you have interest check with zoning at the City by seeking a CZC letter. Illegally converted structure (renovated after the great fire in the main house) do not suddenly become legal just because a sign is in the window. BUYER beware!!

Are you talking about the fire in the Rosewood and Shields corner house in late 2005 (or early 2006)? Did that affect the rental unit behind it? According to the city, it’s not considered to be part of the same property. There have been plenty of renters in that space. Are there other reasons buyers should beware?
The flash fire from the main house in (and yes I think it was Oct/Nov 2005) did cause some damage but I think it was more windows blown out. The structure was redone about the same time as the home.
I would make sure you check the title to ensure that the land was seperated by a recorded deed, that a plat was recorded, and you might want to pay for the Certificate of Zoning Compliance (CZC) to determine it legal standing. The prices go up but I am sure they are still under $200.
This space was vacant when I arrived in 2001 so I am not sure about its history as the neighborhood laundry mat. I can tell people that as a kid the video arcade in what is now the rear of the West End Market had some cool classics and the latest machines (for 1995) back in the day.
And yes Jason and all the main house is the home at 2200 (2202) Rosewood Avenue. It burned during a flash fire when a relative in the home place gasoline into a kerosene heater. The explosion rocked my house two blocks away and the fireball passed across Rosewood Avenue. Somewhere I think I still have pictures.
Is this zoned residential? It looks like an office/storefront to me. Can’t imagine living there….
I linked the property’s official city info in comment #2. It says it’s zoned, “R-6 – Residential (Single Family Attached).”
More importantly, how could you all let the street name Shields go misspelled in the title for this long. I before E! It’s takes a village, yall.
It actually IS Sheilds. Take a look at the gravestones in the little cemetery near the roundhouse. “Shields” is actually a misspelling, but done so many times it’s become the accepted spelling. Weird, huh?
